The Real Value Podcast

In this episode, appraisal and appraiser success coach, Blaine Feyen discusses how to look at some of the views, beliefs, and paradigms, or frames, we grow up with and how some of them create limiting behaviors that don't allow many of us to do things like public speaking. Blaine goes over a couple techniques to help 'break the old frame' and build a new and more empowering one that will help the average appraiser get in front of a crowd of realtors, lenders, and attorneys and give productive talks and presentations to bring in new business.

Blaine is focusing in the month of February on helping appraisers get more non-lender business as the appraisal business starts to shift and change toward a variety of valuation products that tend to exclude the highly qualified appraiser. Blaine's business is heavily focused on this non-lender type of work and has been for many years with well over 50% of his company's business consisting of divorce appraisals, estate work, pre-listing and complex private appraisal work for realtors and attorneys.

In this episode of the Real Value Appraiser Podcast, Blaine talks about the Japanese strategy of continuous improvement called Kaizen. Although Kaizen is typically utilized in manufacturing environments, it can easily be utilized in almost every business and even in one's personal life. Understanding that small incremental improvements almost alway beat big audacious overhauls is the key to being better tomorrow than you are today. It's the classic tortoise and hare story where slow and steady beat fast and unfocused.

Blaine talks about his own schedule and incremental improvements and how working more that 40 hours per week is a big no no, unless you're also creating something else in that time. With innovation, incremental improvements, and a Kaizen mindset and attitude, everything can be improved over time. Greater efficiency, more effective and credible appraisal reports, and more money in the bank at the end of the day should be the outcomes of a Kaizen mindset.

In this episode, Blaine gives 4 main tips for speaking to audiences about appraisal and appraiser related topics. Whether its giving a talk or presentation to attorneys on the subject of divorce appraisals or a group of real estate agents on the subject of how to think like the appraiser, follow Blaine's four pieces of advice and you'll be conquering your fear of public speaking in no time.

Learning to develop your ability to present or speak in public is paramount to your success going into the future of appraising. If you have any interest in handling non-lender appraisal type work, it is imperative that you know how to market to and speak to the market you wish to capture.

Pubic speaking is almost everyone's biggest fear. The fear of public speaking is a deeply rooted fear that we will be evicted from our tribes for messing up which may ultimately lead to our death. This fear is, of course, irrational and unfounded in the modern age but, nevertheless, keeps most people from growing into this largely untapped market opportunity.

Learn to speak, and to speak well, and you elevate yourself in the eyes of your market and add value while you're doing it.
