In this episode, Blaine talks about some of the key questions he asked of himself and his company back in 2009 while doing strategic business and vision planning. That process and the answers to those questions lead Blaine’s company to great success and growth in the appraisal, and business and life coaching industries. Blaine gives listeners the exact questions to ask and ponder to help bring some positive change and growth going into 2020.


In this episode, Blaine discusses the all important process of figuring out what drives you to do what you do. It’s a process made popular by author Simon Sinek in his 2009 book, ‘Start With Why’. In it, Sinek outlines a process whereby on digs through their past to ‘unearth’ the main drivers, the main motivators, the main inspirations, and the big turn offs that make us do what we do. Blaine has trained extensively on this process and has taught it to corporations across the globe.

In this episode of the Diamond Mining mini-episode series, Blaine tells the story of a company named HelloWorld and its CEO, Josh Linkner. The CEO of HelloWorld created a fictional competitor with fake press releases and Wall Street Journal articles to light a fire in the hearts and minds of his employees. Instead of resting on their laurels and accolades as a company in the number 1 spot, they began to ask what their fictional, and real, competitors might be coming up with to stay on the cutting edge and remain the market leader.

In this episode, Blaine introduces listeners to the infamous ‘Pascal’s Wager’, from the 17th Century mathematician and philosopher, Blaise Pascal. Pascal’s Wager essentially postulates that, even if there is an infinitesimally small chance of something being true, its better to act as if the thing is true since acting as if its NOT true could be very expensive!

Listen in as Blaine shows listeners how the wager is used in the climate change debate, how Warren Buffet has used it, and how it might just apply to your life and your business.

In this episode, Blaine talks about the science of the brain and how we are simply not capable of multi-tasking as it has been traditionally defined and thought. The brain cannot consciously do two things at once since it must steal mental resources from the same portion of the brain: the frontal lobe.

Blaine gives 5 tactics to improve your ability to get things done, and get them done well, without having to slow down to task switch, leaving a little bit of ‘attention residue’ with each prior task.

In this episode, Blaine introduces listeners to the often repeated idea that we are the sum total of the 5 people we spend the most time with. Blaine takes it a step further, however, and talks about a study that was done indicating that it goes much further than just those 5 people! It extends to friends of friends, even friends of their friends even if you’ve never met many of those people. Blaine explains how in this episode.

In this episode, Blaine introduces a Japanese concept called Shugyo, which is synonymous with ‘intense and austere’ training, but can also refer or suggest an area of your life or business that needs to be addressed and where there is ‘an absence of comfort’. The concept of Shugyo is one that encourages you to take on tasks, goals, and pursuits that have some kind of internal ‘calling’ but, for whatever reason, you aren’t doing yet. 

With Shugyo, you listen to the small voice inside that is calling out to have an experience or accomplish something, and then you simply decide that you must attempt that thing and you accept that there will be, at minimum, the absence of comfort, if not downright discomfort. 

What is your shugyo?


In this episode, part 2 of 2, Blaine discusses the last 3 most important things that a mentor should be teaching their apprentices if they are interested in being a ‘true mentor’. Anybody can teach somebody else the basics of appraising real estate. Very few people can take somebody under their wing and mentor them in these 7 areas effectively, at least not initially. 

Take some time to study up on these 7 areas and learn what each one of them means to a trainee and what they might mean in your business.


In this episode series (part 1 of 2), Blaine goes over the 7 areas that he believes true mentors should be covering in an appraiser mentorship program. In fact, these 7 areas should be mandatory in all business mentorship programs. The 7 areas covered would give the apprentice the greatest opportunity for success as an appraiser regardless of whether or not the trainee stays in the mentor’s company or goes out on their own.

Although one of the chief complaints amongst potential mentors is that they are training their competition, by training an apprentice properly, the chances of an apprentice leaving your organization drops drastically. Blaine goes over the strategies and what to teach so as to create the best atmosphere for growth and longevity within the mentor’s company. 


In this episode, Blaine recaps some of the important aspects from the last episode regarding meditation and exercise, and then opens the discussion about the last 2 letters, D and S, which stand for diet and sleep. The importance of all four of these things in terms of overall health, wellness, health span, longevity, energy and mood cannot be overstated!

Appraisers tend to sit at their desks much of the day and have fairly stressful jobs. There are time pressures, client demands, and the never ending requirements of being the chief cook and bottle washer in a small business. Minding the 4 categories in the MEDS acronym is of vital importance!

Although this system has been popularized as of late by the author and entrepreneur, Mike Michalowitz, in the book aptly named, Profit First, this system of money management and budgeting has been around for thousands of years. Blaine introduces listeners to another book called The Richest Man In Babylon, which talks about this principle in parable form as well.

In this episode, Blaine Feyen talks about how our bodies and minds are inextricably linked and how we can use one to positively affect the other. Blaine also goes so far as to explain how its every individuals personal responsibility to take control of their feelings and emotions. This can be done in a variety of ways, one being to take control of one's physiology. Change the way your body is being and you change the way your mind is feeling. 

The same thing works for your body in that you can change the way your body feels by taking control of your internal dialogue and changing what you say to yourself. The two things that hold most people back from real growth are their mindset and the people they've surrounded themselves with. This doesn't mean that the people around you are bad people, but the people around you often don't want to you to grow beyond them out of their own fear of being left behind.

In this episode, Blaine discusses the 'expert pyramid' and what it takes to climb to the top where the experts reside. Blaine explains that the top of the expert pyramid is not necessarily occupied by those with the most technical skills, but instead with those who have developed the most vital skills of communication and leadership. 

Often in business, it is not the smartest who experience the greatest success, but instead the most driven, the most creative, those with the best communication, negotiation, and client service skills, and those who understand their markets the best.

In this episode, Blaine discusses the very important idea that you cannot save a job or industry that doesn't 'want' to be saved. The appraisal industry is changing at a very rapid rate and there are many who think the answer is coming together as an industry to lobby for the appraisal process to remain the same. While Blaine doesn't disagree that a good appraisal and a good appraisal process is important and vital to the loan process and the overall health of any real estate market, Blaine would argue that your efforts are better spent on your business and on getting out into your markets to educate the people at 'ground level', the Realtors, Lenders, and purchasers of real estate on why the appraisal process is important and how to choose a quality appraiser. 

Don't waste you precious time and vital life energy fighting against something that will happen regardless of your efforts to stop it! Save yourself by working on your own business and becoming the pre-eminent provider of real estate appraisal services in your market!

In this episode, Blaine talks about the missing piece in most businesses that can determine success, failure, or even just the difference between mediocre results and skyrocketed results! The missing piece is accountability and its one of he big missing pieces in most appraisal businesses. The real estate and mortgage industries tend to have much higher levels of accountability since most Realtors and Lenders work in offices with managers, other Realtors, and their brokers or owners.

Appraisers tend to be one and two person home offices with little to no accountability for their daily activities, their monthly targets, their profit goals (if they even have any), their marketing needs, and their daily productivity and efficiency. Most appraisers simply 'do' when it comes to appraising with nobody holding them accountable. Blaine strongly recommends finding an 'accountability partner' to help you move toward the goals and plans every appraiser should have to be more profitable with less time in the office.

In this episode, Blaine introduces the audience to one of his coaching tools and techniques called The Value Ladder (TM). The Value Ladder is a tool that helps identify the real motivating factors behind the things people say they want to be, do, have, and achieve. Without first identifying what might be behind those motivations, achieving something just for the sake of achieving becomes a futile and time wasting experience.

Blaine talks about Maslow's hierarchy of needs and how The Value Ladder relates to human motivation. First we must satisfy certain basic needs before moving to the next level of motivation. This is true in business as well. Listen in and be ready to take notes. This exercise can be very revealing!

In this episode, Blaine discusses the common rant amongst appraisers that they're overworked and underpaid. The reality is that many appraisers have simply never been taught how to set boundaries and budget their time. Appraisers have been perpetuating thy myth of 'feast or famine' for decades, which has lead to a generation of appraisers who actually believe they go through times of famine! 

We create our businesses and we get to choose who we work with and why we might want to work with them, or not. If an appraisal business is set up properly with a reasonable mix of lender and non-lender business there is absolutely no reason to experience the 'feast or famine' cycle that most appraisers create for themselves nor the need to work ridiculous hours thus lowering the per hour income metric.

In this episode, Blaine talks about the difference between goals and activities and what he calls you 'arc of activity'. Your arc of activity is the trajectory of daily habits and behaviors and where they eventually lead. You can set a goal to be met 6 months, 1 year or 5 years into the future but if you don't set up the proper systems to meet that goal, its unlikely to happen. Systems for daily, weekly, and monthly activities that ultimately lead to the accomplishment of the goal is what determines the difference between success and failure.

James Clear, author of the book 'Atomic Habits', says, "people don't rise to the level of their goals, but instead fall to the level of their systems". Many people have the same goals but never reach them so just having a goal is never enough. Many people have goals to be financially independent but never succeed. The goal is a worthy one and they may be exceptionally motivated and inspired by it. However, if there is no system in place with daily, weekly, and monthly activities that lead to financial independence, the goal will mean nothing and will never be achieved.

In this episode of the Real Value Appraiser Podcast, Blaine talks about the viral blog post from Wired Chief Editor, Kevin Kelly, called '1000 True Fans'. Blaine breaks down the 1000 true fans concept and then couples it with what he calls a 'turbo boost' to the whole idea and that is the 'future banking' concept. 

The Future Bank is your virtual bank account that is tracking all of the future business from those who become true, or 'raving' fans of you and your business. With the future bank, you get to watch as your virtual bank account grows and then you can focus both gratitude and effort on keeping in touch with, and helping, your raving fans along the way.

In this episode, Blaine talks about the lifeblood of any business and that is referrals. There is a right way and a wrong way to get referrals in an appraisal business and there is a process that MUST be followed to get them consistently. Its one thing to get the occasional referral from a satisfied client, but it is a completely different process to get consistent referrals because you have a solid before unit, a during unit, and an after unit to your business and each unit has systems focusing on delivering world class service and then extreme follow up.

Being a referral based appraisal business does not happen by accident and it doesn't happen over night. It takes long term strategic thinking, planning, processes, and systems within your appraisal business in order to cultivate and capitalize on the deep well of wildly happy clients. Be prepared to take some notes as Blaine covers some of the processes and scripts that he uses in his unique referral and review generating system.

In this episode, Blaine Feyen talks about the variety of masks and hats we wear throughout our lives based on the different roles we may be playing at that time. Mother, Father, Sister, Brother, Mechanic, Truck Driver, Banker, and Appraiser. They are all things we call ourselves and ultimately our identity becomes part of those things we call ourselves. 

When we start to identify more with what we do and less with who we are, problems start. We treat others based on who we think we are and we judge them based on what it is they do and less on who they are as human beings.

Regardless of what it is you do for a living, you are not that thing! That is just something you do for a period of time to earn money. You are not appraisers, that is just something you have chosen to do with some portion of your limited time as a human. Figure out who you really are and life tends to flow much easier.

In this episode, Blaine talks more about the 'clarity through contrast' reframing strategy for turning negative self talk into positive actions and activities. Blaine drops a killer Helen Keller quote and expounds on why not to avoid risk in an attempt to be safe.

Blaine also reveals his former life as a 'skippy', or an appraiser who may not have fully understood everything that could, and should, be done to make an appraisal credible and reliable. Blaine talks about how we all start out somewhat the same in that regard and how most appraisers are mentored in a very similar way. It wasn't until Blaine went out on his own and was responsible for training other appraisers that he started to realize just how much he still had to learn.

Blaine suggests a little compassion toward the 'skippy' crowd as most of them simply suffer from unconscious incompetence and just don't know what they don't know. With a little compassion and some willingness to help, many skippies could be reformed and trained into becoming good appraisers.

In this episode of the Real Value Appraiser Podcast, Blaine talks about the Japanese strategy of continuous improvement called Kaizen. Although Kaizen is typically utilized in manufacturing environments, it can easily be utilized in almost every business and even in one's personal life. Understanding that small incremental improvements almost alway beat big audacious overhauls is the key to being better tomorrow than you are today. It's the classic tortoise and hare story where slow and steady beat fast and unfocused.

Blaine talks about his own schedule and incremental improvements and how working more that 40 hours per week is a big no no, unless you're also creating something else in that time. With innovation, incremental improvements, and a Kaizen mindset and attitude, everything can be improved over time. Greater efficiency, more effective and credible appraisal reports, and more money in the bank at the end of the day should be the outcomes of a Kaizen mindset.
